How long have you been in the real estate business?

Our broker, Ken Manabe obtained his Agent License in 1989 and opened Sky Line Commercial Real Estate in 1998.

Can you show any other commercial listings that you have besides restaurant?

Yes, we can show you other commercial listings for things such as office, salon, car wash, etc. properties for sale or lease.

Does your broker cooperate with other brokers?

Yes, we do.

Can you please find me a buyer or tenant for my restaurant or my property?

Yes, we can. We usually arrange a Listing Agreement once both parties agree (seller and broker) with the terms and commission. From there, we will market your restaurant or property.

Can you help me to find a restaurant which is a good fit for my concept?

Yes, we can. We usually ask for the buyer/broker’s preferred location, size, and concept. From there, we offer a list of appropriate options.

Can you please help me sell my restaurant?

Yes, we ask for the due diligence documents and for them to sign a listing agreement contract. We advertise the listings in our Sky Line website that specializes in commercial property and business, and via our newsletter that targets our more than 3,000 contacts.

How do I make an offer on a specific property?

We prepare a purchase agreement draft and discuss it before we submit an offer.

Are your properties listed for sale only?

No— we also offer real estate properties that are for lease.

Do you help us with ABC transactions so that we can obtain a new/transfer license?

Yes, we do support our clients/buyers in arranging and submitting ABC applications to obtain their license.

What services do you specialize in?

We specialize in selling business opportunities and real property and representing tenants for restaurants for lease and buyers for restaurant real property. 

Can you help me find a restaurant space for lease?

Yes, we can help you find a space and send you a newsletter showing restaurants for lease twice a week.

Are you open on Saturdays?

Yes, but only by appointment.

When is the best time to reach you?

Our office business hours are Monday through Friday from 10:00 am to 5:00 pm.

Are you able to conduct business outside of CA?

Yes, we may provide our services in some states.

I’m out of the country, can you still assist me in selling a restaurant in California?

Yes, we can. We use free applications such as Skype, Zoom and Line.  An electric signature is usually good enough.  However, there are a few documents which require a physical signature, which must be sent by courier service.

Can you help on my lease extension?

Yes, we can.  We will negotiate with the landlord on a lease extension with option or without option at the flat rate fee.
